Due diligence is crucial for property investors as it ensures informed decision-making and risk mitigation. Thorough research on a property’s legal, financial, and physical aspects unveils potential issues, preventing costly surprises. It assesses market trends, property values, and neighbourhood dynamics, enabling investors to align their goals with market conditions. Examining planning and building regulations, local bylaws and potential liabilities safeguards against legal complications. Financial due diligence pinpoints hidden costs and revenue potential, optimising investment returns. By scrutinising the property’s structural integrity and condition, investors safeguard against unforeseen repairs. In essence, diligent research is the bedrock of successful property investment, fostering confidence, minimising risks, and maximising returns.
At Holland Property Bureau we believe that the due diligence process is crucial to the success of our investors, which is why we have taken this diligent approach to our business so that we are transparent, open, and independently monitored.
Due diligence starts with understanding which geographical locations are predicted to offer the best capital appreciation over the next 5 years. Even in a declining market it is possible to add value to a property through carefully considered refurbishment. The market conditions then act as an additional reason for the property to go up in value, offering the end user tremendous value.
We only renovate properties that we would be happy to invest in ourselves leaving an expeditious sale at the desired price challenging. We can then look to refinance the property and recycle the original financing that was invested in the project.
Our experienced project managers assess each property before we commit to purchase. This ensures that we understand the budgetary implications that we may face for each project and can manage the budget accordingly. Where necessary we will instruct a RICS surveyor to value and survey the property ahead of purchase with a view to reinspecting once any remedial work has been completed to offer an updated valuation.
We only work with experienced conveyancing professionals who understand the idiosyncrasies of each geographical area that we work in. These relationships are critical to delivering efficient, accurate conveyancing.
We work closely with Diligent Eye, a third party independent due diligence provider, to handle our compliance, advise us on systems and processes, and review our activities with regular audits. This independent viewpoint provides us with vital information that allows us to continually improve our processes, and reassurance to our investors that what we do is validated independently.
We work closely with Diligent Eye for two reasons. Firstly, so that their independent assessment of our processes and procedures gives us vital information to enable us to continually improve our business, something which our investors will benefit from, and secondly, to provide our investors with an independent verification that the investment opportunities that we present meet the highest standards of quality and financial viability.
Diligent Eye is a pragmatic business analyst with a clear understanding of the need of investment fundraisers, and highly experienced in marketing communication to the investor audience.
Their reputation is founded on their strict independence and objectivity. At their core, they are about getting the best investment opportunities to the right audience, with honesty, transparency and clarity.
And where investments and their presentation to market can be improved they work with the client to help them do just that. They are selective in who they work with, and before engaging they make sure the fundamentals are in place to make the exercise worthwhile for all parties.
The client needs to be happy to work with them with openness and a common goal to make their product and promotion the best it can be within the available budget.
